Define the intended use first
Residential construction, agriculture, commercial use and long-term holding create different questions. State the intended use before shortlisting, and have qualified professionals confirm whether the property's records and applicable permissions support it.

Inspect the approach and site conditions
Visit the plot in daylight and inspect the actual approach road, drainage, level, soil or visible fill, water path and nearby uses. Ask how access works in different seasons. For construction, use an appropriate technical professional to assess feasibility.

Keep claims separate from verification
